Landlord Gas Safety Guide for Oldham Properties
A practical reference guide for private landlords and letting agents managing domestic residential rentals in Oldham and Greater Manchester.
1. Statutory Duties Under The Gas Safety Regulations 1998
Under Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998, UK landlords have three primary statutory obligations:
Annual Gas Safety Checks (Every 12 Months)
Every domestic gas appliance and flue provided for tenants must undergo an inspection by a qualified gas engineer at least once every 12 months.
28-Day Record Provision Duty
A copy of the official Landlord Gas Safety Record (CP12) must be issued to existing tenants within 28 days of the check, and to prospective new tenants before they occupy the premises.
2-Year Record Retention Duty
Landlords must retain copies of all Gas Safety Records for a minimum of two years from the date of the inspection.
2. The 'MOT Style' 2-Month Renewal Window
Landlords can carry out their annual gas safety inspection up to two months before the expiry date of the current certificate while preserving the original annual anniversary date. This allows appointments to be arranged without forfeiting certificate lifespan.
3. Why Servicing Is Not The Same As A Gas Safety Check
A standard CP12 is an assessment of compliance and immediate safety (gas tightness, burner pressure, flue clearance). It does not service internal components, clean burner seals or check manufacturer combustion tolerances.
The iGas Landlord Peace of Mind Pack (£120)
To simplify this, iGas offers both the £50 CP12 and the £70 annual boiler service in a single combined £120 visit.

Landlords must take all reasonable steps to gain access for annual checks, giving appropriate written notice to tenants. If access issues arise, keeping written records of reasonable communication attempts is recommended.
